RENTAL GUIDELINES

We aim to make the rental process clear, straightforward, and professionally managed. The following guidelines outline what you can expect when applying for and renting a property with us.

 

Applying for a Property

All applications must be submitted in full and include the required identification and supporting documentation. This typically includes proof of identity, proof of income, and rental history details where applicable.

Applications are assessed carefully and fairly. We recommend attending an inspection before applying so you can ensure the property suits your needs.

 

Application Assessment

Each application is reviewed to ensure the applicant can comfortably meet rental obligations and has demonstrated a reliable rental history. References may be contacted to verify previous tenancy performance and employment details.

Successful applicants will be contacted promptly with the next steps.

 

Securing the Property

Once approved, you will be required to sign a Residential Tenancy Agreement and pay the bond and initial rent in accordance with legislation. The bond will be lodged with the appropriate authority in your state.

An entry condition report will be provided at the start of the tenancy. It is important that this document is reviewed carefully and returned within the required timeframe.

 

Paying Rent

Rent is to be paid in accordance with your lease agreement. Payment methods will be clearly outlined prior to lease commencement. Paying rent on time ensures a smooth tenancy and helps avoid formal arrears procedures.

 

Maintenance and Repairs

If maintenance is required during your tenancy, please notify our office promptly. Urgent repairs should be reported immediately. Non-urgent maintenance requests will be attended to within reasonable timeframes in accordance with legislation.

Our team coordinates with qualified tradespeople to ensure repairs are completed professionally.

 

Routine Inspections

Routine inspections are conducted periodically throughout the tenancy. Advance notice will always be provided. These inspections help ensure the property is being maintained appropriately and allow any maintenance issues to be identified early.

 

Ending Your Tenancy

When you decide to vacate, written notice must be provided in accordance with the terms of your lease and state legislation. The property should be returned in a clean and well-maintained condition, consistent with the entry condition report.

A final inspection will be conducted, and bond release will be processed once all obligations are met.

AFTER HOURS MAINTENANCE

We understand that urgent issues don’t always occur during business hours. If an emergency repair arises outside of office hours, it’s important to act promptly to protect both your safety and the property.

 

Emergency maintenance generally includes issues that pose an immediate risk to health, safety, or the property itself. This may include burst water pipes, serious roof leaks, dangerous electrical faults, gas leaks, or a total loss of essential services such as water, heating, or power.

If you experience an urgent repair after hours, please contact the designated emergency maintenance number provided in your lease documentation. 

For non-urgent maintenance matters, please submit your request during business hours so it can be logged and attended to appropriately.
