Due Diligence Checklist

Preparing your property for sale

Selling a property involves more than listing it on the market. Ensuring the correct documentation and compliance requirements are in place before advertising helps create a smoother process and avoids delays once a buyer is found.

Below is a general checklist to help prepare your property for sale across Victoria and New South Wales.

Property Information

Before marketing your property, it is important to confirm key property details.

Things to review include:

  • Property title and ownership details

  • Legal description of the property (lot and plan number)

  • Land size and boundaries

  • Zoning and planning overlays

  • Any easements or restrictions on the title

  • Building permits and approvals for renovations or extensions

Your solicitor or conveyancer will assist with confirming these details.

A Contract of Sale must be prepared before a property can be offered for sale.

This document typically includes:

  • Title search

  • Planning certificates

  • Rates and outgoings information

  • Property inclusions and exclusions

  • Special conditions

  • Vendor disclosure documentation

The contract is prepared by your solicitor or conveyancer and should be available for buyers to review.

Victoria

In Victoria, sellers must provide a Section 32 Vendor Statement, which discloses important information about the property.

This document may include:

  • Title details

  • Zoning information

  • Rates and outgoings

  • Owners corporation details (if applicable)

  • Building permits issued in the last 7 years

  • Planning restrictions or notices affecting the property

  • Services connected to the property

New South Wales

In NSW, certain documents must be included in the Contract for Sale of Land before marketing the property.

These may include:

  • Title search

  • Sewer diagram

  • Planning certificate (Section 10.7)

  • Zoning information

  • Any applicable planning restrictions or notices

Ensuring your property complies with relevant building regulations can help avoid complications during the sale process.

You may need to confirm:

  • Building permits for renovations or structural works

  • Occupancy certificates (NSW) or certificates of occupancy (VIC)

  • Compliance for pools or spas (NSW mandatory certificate)

  • Smoke alarm requirements

  • Safety barriers for swimming pools or spas

Your conveyancer can advise on any required documentation.

Once documentation is prepared, attention can shift to presenting the property for sale.

Consider:

  • General repairs or maintenance

  • Garden and exterior presentation

  • Professional photography

  • Styling or decluttering

  • Cleaning and minor improvements

Well-presented homes tend to attract stronger buyer interest and competitive offers.

Every property is different, and the documentation required can vary depending on location, zoning, and improvements made to the property.
